Renting. You rent the website build for as long as the rental runs. Buka Web Agency hosts, maintains and keeps it working. Rental payments do not buy the website build or transfer ownership to you. Prefer a website you own? Ask for a separate purchase quote.

For Essential: £147, which covers your first 3 months at £49/month. From month 4 you pay £49/month. No VAT is added to our prices. There is no separate website set-up fee. This covers setting up your website only. Paid email set-up and other add-ons are priced separately.

Monthly renewals start after the prepaid three months, counted from the agreed go-live date. No renewal is taken while your design is still in progress. Three calendar months, not 90 days; the exact renewal date is confirmed with your go-live date. If your website goes live on the 29th, 30th or 31st of a month, your first monthly payment is due on the 1st of the month after your first three calendar months end, and each later monthly payment on the 1st. No monthly payment is taken before your first three months end. The day your bank actually pays can move because of bank working days. Your order shows three dates once your website is live: your service renewal date, the expected bank collection date and the last day to cancel before that renewal.

After payment you complete a short brief (you can stop and come back). We then prepare three design directions; you choose one and we build one website from it. Our target is three design directions within 3 working days of a complete brief and materials; these are directions, not finished websites. Nothing goes live until you approve it.

The first round of changes to the design direction you choose is included. Each further round costs £49 and covers up to 60 minutes of work in total. A round is the set of changes you send us together in one list. A new direction, a new page or work beyond 60 minutes is quoted separately. No extra work is started or charged until you have accepted the price and scope. Correcting our own mistakes, or anything that does not match the brief you approved, is never a paid revision. This applies only to revisions of your initial design before you approve it. The monthly small-update allowance stays as it is.

Pages in Essential: Up to 3 pages. Business (Up to 8 pages) and Online Store have set prices; their scope is still being finalised and they are not open for checkout yet. Extra pages beyond your package are quoted separately.

To cancel, email us at least 7 days before your next renewal date. That renewal and all later ones then stop, and your website stays live until the end of the period you have already paid for. If you cancel less than 7 days before a renewal, your cancellation takes effect from the renewal after it: the renewal that is due is still payable, and your website stays live until the end of that period. If you cancelled in time and a payment for a later period is still taken (for example because it had already been sent to your bank), you do not owe it and we refund it in full. When the rental ends the website is taken down at the end of the paid period. The build and source files are not transferred automatically. Third-party licences stay subject to their own terms.

If a monthly payment fails, we tell you in writing. If it is still unpaid 14 days after that notice, we may suspend your website temporarily. If it is still unpaid 30 days after the notice, the rental ends. Both periods count from the written notice. No website is suspended or taken down without that written notice.

If you are not happy with the three design directions, ask within 14 days of receiving them and before approving one, and the first payment for your package is refunded in full. Covers the package first payment only; extras bought separately (logo and other add-ons) have their own refund terms. Your statutory rights are not affected.

Essential includes the website editor: you change text, headings and button labels, your own photos and alt text, and arrange sections with drag and drop within the components your site allows. Your editor login is handed over together with your website when it goes live. Your website counts as delivered only when its editor is ready and handed over too. On Essential, small changes we make for you are covered by the update allowance: up to 3 requests a month, 30 minutes in total. Changes you make yourself in the editor do not count towards this allowance.

Burak oversees the work. AI helps with production; the agreed design, content and every change are reviewed by a real person before you see them.

The rental includes the agreed website and the search foundations, plus the defined care checks. A full SEO campaign or an advertising programme needs a separate scope. Search visibility, rankings and enquiries cannot be guaranteed.

Yes. Your domain belongs to you; the domain fee is not included in the package. You register a new domain in your own name and pay for it yourself. We help you choose it and connect it to your website.

Email: One webmail mailbox on our hosting is included, with 15 GB of storage; each extra mailbox is £5 a month. If you use Google Workspace or Microsoft 365 instead: We can set up one mailbox on your Google Workspace or Microsoft 365 account after you approve your website. The provider's subscription or licence is paid by you and is not included, and ongoing email support is not included. Setting up that one mailbox is a one-off £20. Every mailbox is set up after you approve your website.

No. Online shops, booking systems, members areas and custom applications are not part of the Essential rental. They are quoted separately (or offered as a proposed package) before any payment. For a shop, payment-provider fees and any hosted-platform subscription are charged by those providers and are never part of the rental.
